La Plata:ย  The Charles County Commissioners recently approved Rosewick Road Developmentโ€™s petition to bring water and sewer services to a project which Commissioner Gary Hodge described as โ€œsignificant in scope and scale.โ€ย  The developer is planning a major business complex on the future extension of St. Charles Parkway, near the current intersection of Radio Station Road and Rosewick Road.ย  Laurel Springs Park and the Charles County Board of Education offices are in that area, as well.ย

County Attorney Roger Fink described the future complex as โ€œfive multi-story office buildings containing custom built offices, flexible office space for post construction lease, as well as warehouse space.โ€ย  At this time, developers plan to allot a parcel of the land for public use, upon which the County could build a post office or library or other public works project.ย 

Attorney Fink stressed to the Board that the developer โ€œwants to work with the County to build what we will find most useful.โ€ย  He assured the commissioners that their approval and input would be sought for the project during several stages.ย 

While the Board considered the appeal, Fink touted the benefits of the project.ย  He feels it fits neatly into the commissionersโ€™ plan for county development, that it may be of use to two current businesses in the county who need expansion space and that when J.B. Lane is improved, the complex will connect easily with the White Plains Business Park.ย 

Approval was given on condition that the developer studies the area further and suggests the most efficient way to connect into the Countyโ€™s utility infrastructure.ย  Jason Groth (Adequate Public Facilities Planning Program Manager) explained to The Bay Net that even though the Town of La Plataโ€™s utilities infrastructure is closer to the project, the developers felt La Plataโ€™s system was already under heavy stress.ย  They preferred to connect to the County utilities infrastructure.

Having received approval for utility service, the way is now clear for planning to begin.ย  Faccina Construction Co. owns the land on which the project is planned.ย  Further details for the project have not yet been submitted to the County Planning & Development Office.
