Calvert County Tax Sale for Delinquent Properties 2025

PRINCE FREDERICK, Md. — Calvert County has announced a tax sale for Friday, Dec. 5, 2025, at 10 a.m. at the County Administration Building, located at 150 Main St. in Prince Frederick. The annual public auction is held to satisfy accounts that are two years delinquent in the payment of real estate property tax or water and sewer payments.

Property owners who are delinquent on these payments have until Nov. 24 to pay online or by phone to avoid having their property become eligible for auction at the tax sale.

Payments can be made by check, credit or debit card. Properties can also be sold at the annual tax sale for delinquent water and sewer bills for Calvert County accounts, the town of North Beach and the town of Chesapeake Beach.

For bidders, personal, business or cashier’s checks all serve as acceptable forms of payment. Successful bidders in a tax sale can begin foreclosure on the property no earlier than six months from the time of sale, but no later than two years from the date of sale. The property owner has up to final foreclosure to redeem the property.

Holding a certificate of sale does not assume title or rights to the property until after the six-month redemption period has passed and the bidder has completed the necessary legal steps to obtain an order to foreclose the right of redemption from the court.

If the original property owner reclaims the property before the six-month period, bidders are eligible to redeem some expenses with the county.
