Greenwood Business Center Concept Plan Approved In Leonardtown

LEONARDTOWN, Md. — On Monday, Aug. 11, 2025, the St. Mary’s County Planning Commission approved a concept site plan for the Greenwood Business Center, a small office and light production project proposed along Route 5 just north of the Leonardtown Square Shopping Center and next to Dr. Dabb’s Dental Office.

The plan, submitted by property owners Kenny and Edna Wentworth, calls for a 1,904-square-foot office building and a 5,214-square-foot custom production facility on a 2.09-acre parcel.

Engineer Gene Burrows of Little Silences Rest, representing the Wentworths, told commissioners the project will share an entrance with a nearby dental office and will be served by on-site well and septic systems. The design also includes bioretention facilities to manage stormwater and a forest conservation area on the western side of the property.

Burrows said the development will be constructed with metal-sided buildings featuring contrasting colors and accessible entrances. The property is zoned Rural Commercial Limited, which allows small-scale office and custom production uses.

No residents spoke in opposition during the public hearing, and commissioners voted unanimously to approve the concept plan with the condition that any state or county road improvements be completed before the site can be occupied.
