
LEXINGTON PARK, Md. — Residents eager to see new businesses open at the redeveloped Pax River Village Center may not have to wait much longer.
According to a recent update shared by Shasho Consulting, P.A., Commercial Real Estate, Jersey Mike’s Subs is expected to open July 29 at 21841 Three Notch Road in Lexington Park, marking another milestone in the ongoing transformation of the shopping center near Gate 2 of Naval Air Station Patuxent River.

The new sandwich shop will occupy space alongside the future Starbucks and Quickway Hibachi, both of which are preparing to open in the same newly constructed retail building. While Starbucks previously announced plans to open during the summer of 2026, an official opening date has not yet been released.
Redevelopment Continues
The latest business openings are part of the larger redevelopment of the former Millison Plaza, now known as Pax River Village Center.
The multi-phase project is transforming one of Lexington Park’s oldest commercial centers into a modern retail destination designed to serve residents, commuters and military personnel traveling through one of St. Mary’s County’s busiest corridors. Previous redevelopment plans also announced the addition of an Aldi grocery store, a drive-thru Starbucks and additional retail and restaurant space.
Shasho Consulting also noted that Planet Fitness has signed on as a future tenant at the center, adding another national retailer to the growing list of businesses planned for the development.
Growing Retail Hub
Located just outside Gate 2 of NAS Patuxent River, Pax River Village Center continues to attract nationally recognized brands as redevelopment progresses.
Once complete, the center is expected to offer a mix of dining, shopping and fitness options intended to serve the thousands of employees, military personnel and local residents who travel the Three Notch Road corridor each day.
