LEONARDTOWN, Md. — Leonardtown’s Planning and Zoning Commission unanimously approved a 12-month extension for the St. Mary’s Assisted Living and Memory Care Facility’s site plan permit Monday, allowing the project more time to advance construction.
The project, which occupies 20.5 acres at the intersection of St. Andrews Church Road and Maryland Route 5, previously received final site plan approval in March 2023. The developer cleared the site and removed existing structures after receiving grading and demolition permits in February 2024.
“I went out there and I did an inspection… they demoed the two dilapidated buildings… established some erosion control and stabilized the site after that was done,” Planning Coordinator Michael Bailey told the commission. “So in my mind they met that standard of actually doing work on the site.”
The extension was granted under Chapter 155-109 of the town’s municipal code, which requires evidence of ongoing construction within two years for commercial projects to remain valid.
With no opposition from commissioners, the motion to approve the extension passed without discussion. The applicant now has until early 2026 to continue progress before the permit would require reapproval.
