Prince Frederick Town Center Master Plan zoning options for townhouses and senior living residences

PRINCE FREDERICK, Md. — Based on feedback during the public comment period, county planners have revised the Prince Frederick Town Center Master Plan to include zoning options for townhouses and senior living residences.

The addition to the master plan changes the neighborhood residential development subdistrict from suburban traditional and suburban village districts to a “relatively low-density” single-family townhouse and assisted living residential development district.

The new plan, presented by long-range planner Tay Harris, also replaced the Main Street subdistrict area from previous plans with the Oldtown District. The Oldtown District is intended to be centered on the civic and commercial complexes and surrounding environments, accompanied by local businesses, shops, townhouses, assisted living facilities and “tightly clustered” single-family dwellings. Planners also expanded the Oldtown section, making the Main Street section a part of Oldtown and encompassing more residences and vacant parcels. A Main Street designation can be explored at a later date through the Maryland Department of Housing and Community Development.

These changes were put in place partly due to concerns the Planning Commission raised about traffic congestion along Maryland 24 and whether the area has adequate infrastructure to handle traffic increases that would come with expanded residential development — in particular, the “failing intersections” noted by public works in earlier meetings.

The Planning Commission voted unanimously to close the record on the master plan, finding it consistent with the Calvert County Master Plan. The Prince Frederick plan will go to the Board of Commissioners for approval at a later date.
