WALDORF, Md. — One of Southern Maryland’s fastest-growing communities is in the middle of a housing boom. With more than 6,700 new residents since 2020, the demand for housing has outpaced supply, fueling concerns about affordability, traffic and infrastructure. A new project, The Ironwood at Waldorf Station, aims to help meet that demand with a 302-unit apartment and townhome development tied into a larger mixed-use plan.

Developers say The Ironwood is designed to serve as a hub for Waldorf’s growth. The project includes one-, two- and three-bedroom units, along with two-story townhomes. About 10% of the apartments will be reserved as affordable housing, part of an effort to balance market-rate demand with accessibility for local residents.

Daniel Rigaux, managing director of multifamily development at MCB Real Estate, said the project was built with both convenience and community in mind. “We see The Ironwood as a key piece of Waldorf Station, creating not just housing, but connections to local businesses, green spaces and amenities,” Rigaux said.

The Ironwood is part of the larger Waldorf Station development, which is expected to bring new retail and dining options to the area. While some residents see the project as an opportunity for job creation and investment, others have raised questions about how growth will affect traffic along Route 301 and strain nearby schools.

Local officials have pointed to the inclusion of affordable housing as a step in the right direction, given rising rents in Charles County. According to U.S. Census data, median rent in the county has risen more than 20% in the past decade.

The development includes features like shared green spaces, a clubhouse and a fitness center. A pool and deck mural by a local artist are expected next year. Developers also noted plans for on-site events designed to connect residents with each other and with businesses in the area.

“The goal is to make this more than just a place to live,” Rigaux said. “It’s about making it part of the fabric of Waldorf.”

As Waldorf continues to grow, The Ironwood is likely to become a test case for how the community balances new development with long-standing concerns about traffic, infrastructure and affordability. Residents will begin moving in later this year, with the broader Waldorf Station project unfolding over the next decade.

  1. The jive 5 do not care if Waldorf can handle the influx of tens of thousands of new residents, nor about if the roads & utilities can handle them. All they care about is more income. The left’s bad voting habits have ruined Waldorf.
