
BRANDYWINE, Md. — Xscape Brandywine 14 has permanently closed, bringing an end to the movie theater on Matapeake Business Drive that for years served families and moviegoers from Prince George’s County and neighboring Southern Maryland communities.
The theater announced the closure Tuesday, Aug. 18, on its official Facebook page.
“Thank you for your years of patronage,” the announcement said. “Xscape Brandywine 14 has permanently closed.”
The announcement follows rumors circulating in recent days about the future of the theater. The BayNet reached out to Xscape Theatres seeking information about a possible closure before Tuesday’s announcement but had not received a response as of publication.

The theater’s Facebook page had continued posting regular movie-related content in the days leading up to the closure announcement.
Over the years, the theater offered family promotions and discounted summer movies, giving parents an inexpensive way to take children to the movies while school was out. For some local teens and young adults, it also served as a first job.
The property itself changed hands less than a year before the closure. In November 2025, Bethesda-based Finmarc Management acquired the roughly 60,000-square-foot Brandywine theater property as part of a $15.1 million purchase that also included a movie theater property in Centreville, Virginia. At the time of the sale, Xscape Theatres fully leased the Brandywine building.
The closure now leaves the future of the Brandywine property uncertain. No new tenant or redevelopment plan has been publicly announced.
Xscape Theatres has not publicly provided a reason for the closure. The BayNet has reached out for additional information and will update this story as more details become available.
