
LEXINGTON PARK, Md. — An 80-unit apartment project has been proposed for a vacant parcel on Shangri La Drive in Lexington Park, according to a concept site plan filed with St. Mary’s County.
The Pax River Heights proposal was filed May 13, 2026, for 46730 Shangri La Drive. The application describes the project as two multifamily residential buildings on 3.14 acres, including one 50-unit apartment building and one 30-unit apartment building.
Plans submitted to the county show apartment buildings, parking areas, sidewalks, internal drive aisles, stormwater management features and utility improvements. A rendering shows a four-story multifamily building with brick and beige exterior finishes.
The Housing Authority of St. Mary’s County is listed as the property owner on the county application.
State housing documents from 2025 identify Pax River Heights as a Green Street Housing LLC project with total project costs listed at about $25.8 million. The project was included in Maryland’s Spring/Summer 2025 Competitive Funding Round for affordable housing projects.
The filing is for concept site plan review, an early step in the county development process.
