A preliminary plan to build a business park on Route 228 in Waldorf was approved Monday night.ย However, it was determined by the Charles County Planning Commission that logistical challenges needed to be met in the next phase of plans before further permits could move forward. The project called Berry Pary is located on 57.54 acres and is p[ropsoed by Berry Properties.

The commission determined that additional turn lanes going in and out of the park and an additional traffic signal were needed due to the increase in the volume of traffic.ย Those lanes include two left turn and one right turn going out and a double left lane in the median coming in to Berry Park.ย Those lanes would be paid for and built by the developers.ย

Since MD 228 is a state highway, the state also has to approve the permits.ย Other issues that were raised included maintaining a storm water pond and if noise at the park would adversely affect residents in very nearby developments.

The preliminary plan to build a pool and community center in the Gleneagles community in St. Charles was also approved by the Commission.ย The Gleneagles Community Center would be on Billingsley Road between St. Charles Parkway and Piney Church Rd.ย The biggest issue involved the number of parking spaces.ย While 148 parking spaces are required, only 110 can be built.ย As a response to that issue, it was determined that the clubhouse cannot host any big events when the pool is open.ย The pool will be open 13 weeks of the year during the summer months.
