With high hopes that the economy will improve, developers have detailed their plans for three residential developments they plan to build near the Chesapeake Bay in North Beach.

The North Beach Town Council was briefed on one of the projects, North Beach Resort, during their July 7 work session. The two other projects, which are being developed by Van Metre Homes, will be discussed at the councilโ€™s upcoming monthly meeting July 14.

Mayor Mark Frazer stated he wanted the councilmembers to be brought up to speed with what is being proposed for the area, which includes Bay Avenue between 3rd Street and 5th Street.

โ€œA lot of this is dependent on the marketplace,โ€ said Frazer, who pointed out the projects have residential and commercial components. โ€œBuilding all residential is not in the best interest of North Beach,โ€ said the mayor. โ€œI think there will be demand for commercial property near the waterfront.โ€

Ron Russo, the developer of North Beach Resort, told the council he has worked with Van Metre officials โ€œto blend projects.โ€ย  ย As proposed, North Beach Resort will be comprised of 18 townhouses, a โ€œconference centerโ€ and a parking garage.

When questioned by councilmember Randy Hummel, Russo confirmed that the proposed conference center is essentially a 30-room hotel. While Russo admitted he was not thoroughly enthused about the hotel component, he added it โ€œwould make some economic senseโ€ to consider it in the project.

โ€œWe know the town needs parking,โ€ said Russo, who explained the 112-space parking garage is envisioned to be located on a parcel that will be conveyed to the town. The town will build and operate the facility.

Frazer indicated later that plan could pose a problem since the town would be building something for ย public and private use. The mayor said town officials will consult with the bond council to see if the project is feasible.

The North Beach Planning Commission has given preliminary approval to the three project site plans.
