St. Leonard, MD –ย A plan to build and operate a dollar store in St. Leonard found favor with the Calvert County Board of Appeals during the panelโs May 5 meeting.
An application for a special exception to allow a 9,100 square-foot retail building to be built on a 2-acre tract on Calvert Beach Road was submitted by North Carolina resident Tom James of TJC Associates whose venture is called St. Leonard DG, LLC.

The property is owned by Litten Commercial LLC of Broomes Island. The proposed building would house a Dollar General store. The proposed store hours are from 8 a.m. to 9 p.m.
According to the application, while the property is zoned Town Center/Village District, the special exception was needed since a portion of the parking area for the proposed site is within 150 feet of a residential building in an established historic district.
Adjoining property owner Harry B. Trueman told the board that he โwelcomes Dollar General to St. Leonard. It would be an asset. However, I have some concerns.โย
Of those concerns, Trueman indicated having the storeโs proposed parking lot facing the house instead of Calvert Beach Road was one that needed discussion.
The applicant agreed to the suggestion that a fence be erected to separate the parcels.
The proposed fence, which would be paid for by the applicant, will first need an OK from the St. Leonard Architectural Review Committee.
The project will also require a review by the Calvert County Planning Commission.
