Charlotte Hall, MD — The St. Maryโ€™s County Planning Commission has approved a concept site plan for an office building and warehouse in Charlotte Hall. The approval was extremely quick (10 minutes) for a planning commission case and was made without any public testimony or negative comments from the commission.

The 5,000-square-foot office building and separate 5,000-square-foot warehouse are located on Carpenter Drive in Charlotte Hall Industrial Park off Route 5. Carpenter Lane is next to the driveway for a suite of offices that includes Cordโ€™s Cabinetry. Entrance to the two new buildings will be off Carpenter Drive.

The planners were told by a developerโ€™s representative that the office building would be occupied by an optical business.

According to the staff report presented by Department of Land Use and Growth Management (LUGM) Planner II Hannah Pinkerton, โ€œThe site consists of one three-acre lot. The site is currently used for vehicle storage and contains no existing structures. Staff believes the site is well suited for the proposed use.โ€

The property is zoned Industrial (I). The office and a construction material and equipment storage building are permitted uses in that zone.

The report says 25 parking spaces are being provided, the maximum number required for such a project. The site will be served by public water and a private septic system.

Owner of the property is listed as Charlotte Hall Center, Inc.

Final site plan approval will be done administratively by LUGM.
