PRINCE FREDERICK, Md. — Marking the end of a yearlong process, Calvert County is preparing for a vote on the adoption of three updated Town Center concepts into the Comprehensive Plan.
The following draft ordinances were discussed in a public hearing at the July 21 Board of County Commissioners meeting: Master Plan of Town Centers, including Chapter 1: Town Centers; Chapter 2: Prince Frederick Town Center; and Chapter 3: Dunkirk Town Center.
In previous work sessions and hearings, the Department of Planning and Zoning and the Board of County Commissioners (BOCC) discussed possible development projects in Town Center-designated zones and appropriate zoning designations for these projects. This included replacing the Traditional Suburban Subdistrict with the Edge Commercial Subdistrict.
According to a memo submitted by Planning and Zoning Director Jason Brinkley, the intent of the Edge Commercial Subdistrict is to “allow uses that minimize impacts to infrastructure and environmentally sensitive land while remaining consistent with the intent of town centers.”
The Calvert County Planning Commission found the new Edge Commercial designation consistent with the county’s Comprehensive Plan and recommended adoption by the BOCC.
With these updates, Planning and Zoning requested the public hearing and that the BOCC hold a vote to adopt the Town Centers into the Comprehensive Plan. In order to do so, the BOCC must determine that the chapters promote the health, safety and welfare of the citizens of Calvert County.
The vote must take place at least 10 days after the public hearing and is currently scheduled for Aug. 4.
