
CALIFORNIA, Md. — A new self-storage development is being proposed along Three Notch Road in California, with plans calling for two storage buildings totaling more than 121,000 square feet.
The project, listed as Three Notch Self Storage, is proposed for 23200 and 23206 Three Notch Road, along the northbound side of Route 235 just north of Patuxent Beach Road in California, MD.
Application materials submitted to the St. Mary’s County Department of Land Use and Growth Management show the project is under concept site plan review. The proposal calls for a personal storage use consisting of two self-storage buildings totaling 121,864 gross square feet.

The project would combine five existing lots into one site covering about 4.7 acres. The property is zoned MXM, or Medium Intensity Mixed Use, with an Airport Environs overlay.
The proposal would add another self-storage facility to the California/Lexington Park area, where multiple storage-unit businesses already operate near the Route 235 corridor, including storage properties clustered around the St. Andrews Church Road and FDR Boulevard area.
Plans show two proposed self-storage buildings, along with parking, internal drive aisles, stormwater management facilities and landscaping buffers.
The application lists Arcland Property Company LLC as the contract purchaser. The plans were prepared by COA Barrett LLC.
The proposal remains in the county review process and has not received final site plan approval. Concept site plan review is an early step used to evaluate layout, access, stormwater management, utilities and zoning requirements before a project can move further through the approval process.

I love development!
Isn’t this the same place they were proposing to put apartments not that long ago? I really wish that the county would stop building in this area. We are becoming like Waldorf, which in my opinion is not good.
