MedStar Shah Medical Building Approved In Waldorf; Bank To Be Demolished

WALDORF, Md. — A vacant bank property in Waldorf will soon be replaced with new healthcare services after the Charles County Planning Commission approved a MedStar Shah medical building on Monday, March 23, 2026.

The project, known as Site Development Plan SDP-250073, will redevelop about one acre at 20 St. Patrick’s Drive, where the former Community Bank of the Chesapeake building currently sits.

Plans call for the demolition of the existing one-story bank and construction of a new 10,500-square-foot medical building.

“As detailed within the staff report, the project scope of work proposes the demolition of an existing one story bank building with drive through … and the construction of a new one story medical building,” county planner Kirby Blass said during the meeting.

The new building will sit next to the existing MedStar Shah Medical Group facility, which opened in 2020 and has become a go-to location for outpatient care in the community.

Together, the two buildings will create a more connected medical campus, with shared access, updated parking and improved walkways for patients and visitors.

Project representatives said the addition will build on the success of the current facility while giving new life to a property that has sat empty.

“It is absolutely state of the art. It’s been a huge benefit to the community and of course this project will complement the existing 10 St. Patrick’s Drive,” said Stephen Scott, attorney for the applicant.

Scott said the property had remained unused before the project moved forward.

“It is a reuse of an abandoned building,” he said. “It has been vacant for some time, and MedStar Shah had the opportunity to purchase it.”

Planning staff found the project meets county requirements and will not negatively impact roads or other public services.

Chairman Kevin Wedding also highlighted the value of the project as a redevelopment.

“It’s always nice to see a redevelopment happen,” Wedding said. “No one likes to see vacant building.”
