
CHARLES COUNTY, Md. — Charles County diners may soon have even more reasons to leave the cooking to someone else.
A new wave of restaurants is preparing to open across the county, serving everything from Creole dishes and hibachi bowls to brunch, burgers, bundt cakes, Peruvian chicken and ice cream. Several businesses are breathing new life into former restaurant spaces, while others are joining growing shopping centers and new developments.
Some could begin welcoming customers within weeks, while others are planned for later in 2026, spring 2027 or have not yet announced an opening date. The list is also expected to grow, with more restaurant concepts in the pipeline and others awaiting final lease approvals. Here is the latest look at what is coming to Charles County..
Flavor Hive
10440 O’Donnell Place, Waldorf, MD 20603 — former Boston’s Pizza & Sports Bar space
Projected opening: Late July 30
The food truck is moving into a brick-and-mortar space, taking a portion of the former Boston’s Pizza & Sports Bar building alongside The Creek Sports Bar. The menu at Flavor Hive locations includes customizable halal rice and salad bowls with proteins, fresh toppings and house-made sauces, along with its popular walking taco bags. Diners can build something fresh or go all-in on a loaded meal packed inside their favorite bag of chips. Learn more

Projected opening: Late July/early August 2026
Beyond eggs Benedict and omelets, the restaurant’s menu includes pancakes, waffles, French toast, burgers, salads, hand-stretched pizzas and dinner entrées. That means Waldorf diners will be able to stop in for an early breakfast, a weekend brunch or a full lunch or dinner. The multi-restaurant concept will offer more than 15 menus under one roof, with choices ranging from poke and pasta to tacos and Thai food. Customers will be able to combine items from multiple restaurants in one order for dine-in, pickup or delivery. Learn more

Red Chili Burgers and Wings — Smallwood & Pinefield South

2066 Crain Highway, Waldorf, MD 20601 — former Lefty’s Barbeque space
Projected opening: Spring 2027
Red Chili Burgers and Wings is planning two Waldorf locations, with the Smallwood restaurant expected to open first. The menu features made-to-order burgers, bone-in and boneless wings, chicken tenders, loaded fries, sides and combo meals, with a variety of toppings and signature sauces. The Pinefield South location will share the former barbecue building with Red Bowl Hibachi & Chicken. Learn more

The Farmhouse Waldorf

Titan Hospitality Group’s third Farmhouse location will bring a farm-to-table New American menu, hand-tossed pizzas and a full bar. The opening slipped from spring as the team waits on turnover of the space from the developer. Learn more

301 Pizza and Deli
6285 Crain Highway, La Plata, MD 20646 — former 7-Eleven building
Projected opening: Fall 2026
Led by Asimina Gressis and her son Dennis, the Mediterranean-inspired carryout concept will serve brick-oven pizza, deli-style sandwiches and staples such as feta, olives and extra virgin olive oil. Customers can also expect Greek and Italian grocery items and select Galazio favorites, with limited seating and a dedicated pickup area planned for quick orders. The restaurant will continue the family’s Southern Maryland food legacy while honoring Gressis’ late son, Iossif “Joe” Marios Gressis. Learn more

Potbelly Sandwich Shop

Potbelly is known for customizable oven-toasted sandwiches served alongside soups, chili and fresh salads. Fresh-baked cookies and hand-dipped shakes give customers something sweet to add to lunch or take home for later. It joins Starbucks, Honeygrow and Pollo Campero in the Waldorf Station lineup. The New Orleans-style Creole restaurant takes over the center’s vacant Waldorf Panera space. Menus at its existing locations include gumbo, shrimp and grits, catfish and grits, Cajun pasta, seafood po’boys and honey butter chicken and waffles. Sardi’s Peruvian Chicken

The regional chain is known for its charcoal rotisserie chicken and Peruvian sides. The menu goes beyond its signature charbroiled chicken with Latin specialties, grilled meats, seafood, sandwiches, salads, sides and desserts.
