
PRINCE FREDERICK, Md. – During their May 15, 2024, meeting, the Calvert County Planning Commission approved preliminary plans for two major residential projects that are proposed for Prince Frederick and Lusby.
However, several members of the commission voiced concerns over traffic and the impact these developments may have on that aspect.
Magnolia Ridge, which is proposed to be located on Dares Beach Road right next to Calvert High School, raised concerns from commission member Christopher Gadway over the levels of service, especially, during peak school bus hours. However, the project’s Principal Engineer Anthony Olekson of COA Barrett stated that a study conducted by a traffic engineering consultant did not pose any major issues with the addition of this development.

It was also revealed that the State Highway Administration (SHA) did not have any objection to the Concept Plan.
According to a memo from Principal Planner Christine Finamore, “The proposed subdivision plan includes 164 townhouse lots, two (2) multi-family buildings located on one lot, along with associated recreational amenities, as well as open space.”
A motion was then made by Commission Member Lisa Williams to approve the preliminary plan. The vote was split 3-3 with Commission Members Gadway, McQueen, and Freeland all voting no. The tie was broken by Chairman Gregory Kernan, who approved the plan.
Lusby Villas was presented to the Commission immediately after. This project is to be located at 11770 Lusby Parkway and consists of 26.23 acres.

According to the memo from Olivia Vidotto, “Lusby Villas is a proposed multi-family residential development project that received conceptual site plan approval from the Planning Commission on March 17, 2021, under CSPR-138111. This approval was for 276 multi-family dwelling units and associated community amenities and permitted per the Land Use Chart in Section 3 of the Lusby Town Center Zoning Ordinance. The detailed site plan (DSDP) has been submitted and is under review.”

Gadway, with similar concerns over traffic, motioned to defer this project to a later date in order to receive an updated traffic study. However, the vote came to another 3-3 tie, which was broken by the chair to not defer the project. Another motion was made to approve the project, which was passed.

Oh look. Johnny Gott has received approval to build another Lexington Park right in Lusby. With these “Lusby Villas”, Gott is destroying any sense of rural character that was once a nice place to live.
Yep this is Gotts garbage.
Now I see why the barracks was put there. At least some things we do are proactive. Maybe bring the dumpsite back too? Seeing how it’s still got a closing soon sign on the gate.
