
CALLAWAY, Md. — A proposed Royal Farms convenience store with gasoline and diesel sales has entered St. Mary’s County’s review process for a site at Point Lookout Road and Piney Point Road in Callaway.
The concept site plan for Royal Farms Store #220 was submitted June 1, 2026. The application describes a convenience store with gasoline and diesel sales, with concept site plan review listed for 120,000 square feet.
The proposed site is at the southeast corner of the intersection and includes multiple parcels totaling about 3.42 acres.

Concept plans show a Royal Farms store, fuel canopy, several fueling positions, parking, sidewalks, landscaping, stormwater management areas and access from the surrounding road network.
The proposed Royal Farms would add another fuel retailer to an intersection where multiple gas stations already operate nearby, including fuel sales at the Weis-anchored shopping center next door.
The filing has already drawn public attention. In a Facebook post, Commissioner Eric Colvin said the application and site plan had recently come to his attention, describing the location as “an already tough intersection with several gas stations in close proximity.”
Colvin wrote that the property owner has the right to work through the process, while also pointing to a larger county discussion about whether certain commercial uses should receive additional review.
County officials are scheduled to hold a July 14 public hearing on a proposed change that would require new gas stations, vape shops and dollar stores to receive conditional approval through the Board of Appeals.
The concept submission does not grant final construction approval. Additional approvals are required before the store and fuel sales operation could move forward.
