WALDORF, Md. — Local Real Estate Expert Mark Frisco from the real estate team at Century 21 New Millennium says it is still very much a seller’s market in Charles County.

There were 344 new listings in March, up 49.6% from February’s 230 new listings but fairly steady from the 339 new listings in March of last year.

The number of properties under contract jumped 29.8% from 242 in February to 314 in March. That number is dead even with March of last year.

There were 279 closed sales in March. That number is up 36.3% from February and 11.2% from March of last year.  There are 165 active listings. That’s up 9 from February but just a fraction of the 431 properties on the market in March of last year.

The median sold price is $353,750, which is down 4.3% from February but still up 10.4% from March of last year. Average days on market for March were 17, up from February’s 12 days. Last March, the average number of days on market was 43. With just two and a half weeks’ worth of inventory, Frisco says it is still very much a seller’s market and is likely to be for some time.

The average sold price to original list price ratio is a strong 101.5%, down only slightly from February’s 101.7% and up 3% from this time last year.
