Dunkin Donut in Lusby, MD
Prince Frederick, MD – The plan to locate a Dunkin Donuts franchise in Prince Frederick has received preliminary approval from the Calvert County Planning Commission. Dunkin Donuts at Holiday Inn Express will be contained in a 4,508-square-foot commercial building. According to a report to the planning commission from principal planner Judy Mackall of the Department of Community Planning and Building, the franchise will occupy 2,158 square feet of the new building. “The proposed lot and building will have frontage along Route 2/4 but access will be restricted to the existing entrance off of Merrimac Court,” Mackall stated. “The existing Holiday Inn Express and the Dunkin Donuts retail commercial building are proposing to share parking.”

The new Dunkin Donuts will have a drive-thru window.

One of the six conditions for final site plan approval is a review and OK from the Prince Frederick Architectural Review Committee (PFARC). Planning Commission Member Robert Reed pointed out that PFARC currently only has one member. Department of Community Planning and Building Director Mark Willis assured the planning commission that county government staff, which would be designated to conduct the architectural review if PFARC fails to have a quorum, would be quite thorough in its review. “We’ll give it every look using established criteria,” said Willis.

Other conditions that must be addressed before the final site plan can be approved include the drafting of a shared parking agreement between the owners of the hotel and new building, approved by the planning commission administrator and recorded in county land records; and an approved Adequate Public Facilities Ordinance certificate from a transportation engineer.

The Prince Frederick location would be Dunkin Donuts’ second Calvert County franchise. A Dunkin Donuts in Lusby opened in 2006.
