CALIFORNIA, Md. – Park Place Apartments is a proposed six-acre site that will include four buildings and 160 apartments. The site is located right behind the SAIC building and Holiday Inn.

The St. Mary’s County Planning Commission was set to review the site plan during their February 26, 2024, meeting. However, the planners asked for a continuance of the meeting since they were waiting for final comments from the State Highway Administration regarding their traffic study for the project. The site plan review was then moved to the March 18 Planning Commission meeting.

According to the Traffic Impact Study, “The intersection of MD 235 at Shady Mile Drive/Old Rolling Road is projected to operate at an ‘F’ level of service during the evening peak period.”

“The results of the analyses indicate that the proposed project will add 21 critical trips to the MD 235 at Shady Mile Drive/Old Rolling Road intersection. The developer is offering to provide an improvement to this intersection that will over-mitigate the minimal impact of the development. The proposed improvements discussed below will improve the intersection by 301 critical trips, which will create an acceptable ‘D’ level of service.”

The proposed changes included re-marking the existing right turn-only lane along westbound MD 235 to an auxiliary right turn lane.

“This will allow the lane to be utilized not only by right turns onto Shady Mile Drive but also through movements that may wish to make a right turn further west of Shady Mile Drive. This configuration would be similar to the lane markings at the next signalized intersection to the west (MD 235 at First Colony Boulevard/California Boulevard). The re-marking would include removing all right turn-only pavement markings and signage and re-striping a shoulder to provide bicycle compatibility (removing the existing bicycle pocket lane).”

Public comment was planned for this meeting, however, due to the continuance, that has been delayed until the March 18th meeting.

We also want to note that nothing is official until approved by the Planning Commission.

  1. Too much parking. Has planning learned nothing? Here is another idea- excavate and put the parking below ground. If builders want to build, put the parking below ground, keep the trees.

  2. WOW. What a great road improvement proposal that does nothing to actually create turn lanes etc. …. but only repositions painted lines.

  3. Who can afford this??? no body I know of in these parts are they for the illegals so you have somewhere to put them?? Well at least down here y’all ain’t kicking out the kids out of their schools just like in Chicago in New York well so far y’all haven’t… I just don’t understand why these kind of buildings are being put up when there’s so much homelessness in our streets and all of the homeless shelters are full to the max but again also Lord Calvert trailer park is raising their rent by 70% in the last three or four months there’s over two hundred low income families in there that are about to come homeless or lose their homes due to increasing rent why can’t the commissioner help our homelessness and low-income families instead of worrying about filling their pockets up even in our community crime has gone up so much it’s so sad the watch and hear
